Once you've decided which rental home you wish to enjoy and check the availability calendar for your specific dates , you then contact us on our contact page. Be sure to include any questions that you may have and as many ways that we can contact you as possible. We will Contact you as soon as possible, usually within 12 hours. We will send you our rental agreement via fax, e-mail or U.S. postal service. We then total your rental cost , add $ 95.00 for a cleaning fee/Linen (non refundable) and a fully refundable deposit of $ 400 (within 10 working days if home checks out). Taxes (bed, local & state) 10.78%. You then decide how you wish to pay and when we receive payment and a signed rental agreement, we then send you the keys and address. Lastly, if paying by credit add 3% to the total, through paypal.com If booking for dates over 30 days away we require the $300 deposit to hold the property with full payment due 30 days prior to your first day of arrival. Everything you need for a comfortable stay is provided for you. Simply bring your family, friends, food, clothes and your toys. Our homes are fully ready for you, including linen and towels. For last minute bookings we have a lock box on our properties. Once you've checked out, housekeeping will clean and check the home and give us a full report. When everything checks out, we will refund the entire deposit. House keeping is responsible for linen service, sanitizing, sweep, mop, vacuum. Our guests are expected to leave the home as close as possible, to the way they find it (with in reason) No smoking in the homes or garages.When smoking outside, please use the cans provided for butts and empty them as often as needed. Otherwise the wind may blow them around the yard. When you see how clean our homes and yards are, you'll understand. If evidence of smoking in the home is detected you will loose the entire deposit. If there are any damages or if home is unreasonablly dirty upon inspection you will be charged for additional cleaning. Simply put, our house keeping staff is very good and professional, they will only charge us additional charges if they are warrented. The additional charge will come out of your deposit. Our guests are not expected to make beds or do laundry, but you must wash and put away your own dishes. We have kids and we know that messes happen, but please do your best to clean up after you and yours, so the next guest will enjoy the home as much as we know that you will.
